Adibatla Land Prices Reach Unimaginable Heights Amidst Real Estate Boom

When a place has the Outer Ring Road on one side, big companies like TCS on the other, and the International Airport just minutes away, development is bound to happen. That’s exactly what we’re seeing in Adibatla. And with the Ranga Reddy District Collector’s Office now set up here, the entire area is transforming quickly. What was once a quiet locality is now turning into one of Hyderabad’s most preferred residential hotspots. Open plots, apartments, and villa projects are coming up everywhere. But with this rapid growth, prices are also shooting up, making it harder for some buyers.

Across Hyderabad, real estate activity has slowed down a bit, but Adibatla is moving in the opposite direction. The new Collectorate has improved access to the ORR, and naturally, the demand for land around the area has increased. Many ventures are already completed, and more than 20 new projects are currently in progress. Locals say that land which once cost ₹27,000–₹35,000 per sq. yard has now increased by nearly 20–30%.

Ever since the Collectorate became functional, the rush for residential plots in Adibatla has grown fast. Prices now range between ₹35,000 and ₹45,000 per sq. yard. Foxconn’s entry into the region added even more momentum. Land close to the Collectorate is now priced between ₹8 crore and ₹12 crore per acre. Being close to the ORR, along with nearby villages like Kongarakalan, Raviryala, and Adibatla itself, has pushed growth outward. Add to this the presence of IT hubs such as TCS, Electronic City, Hardware Park, and the airport at Shamshabad—and it’s clear why Adibatla is booming.

The middle class is showing strong interest in the area, looking for homes that are both well-connected and affordable. Builders in and around Adibatla are developing apartments, independent houses, and villas—around 25 residential projects are currently under construction. Homes are still reasonably priced compared to other prime areas: 2BHK flats start at around ₹75 lakh, independent houses from ₹80 lakh, and villas from ₹1.8 crore. With prices expected to rise even further, many buyers are choosing to invest now. Telangana’s ambitious Future City project, coming up close to Adibatla, makes the location even more attractive for long-term growth.
